Things you need to do as the owner
This is a list of some things you will need to do by law, and some things that you should provide customers with. Think of them as requirements to keep your property up to scratch.
These are just a few examples of what is necessary, but please ask us for further advice or if you would like us to arrange any of these:
Portable Appliance Test (PAT test) needs to be carried out annually. We can arrange this for you.
Fire Risk Assessment. This should be done every 3 years or so (there are no set rules) or if any significant changes are made to your property. You can carry this out yourself, please ask us for more details or a template.
Public Liability insurance. This can often be added onto your buildings & Contents insurance.
Fire extinguisher/s and a fire blanket, Smoke alarms/CO2 alarms.
Ensure there is enough of everything for how many people your property can sleep. E.g. if your property sleeps 6, there should be 6 dinner plates, 6 side plates, 6 wine glasses, 6 knives, 6 forks, etc as an absolute minimum but it is always a good idea to have extra as guests don’t want to be having to wash dishes during meal times because there is only 1 each of everything.
Make sure the kitchen is well equipped. This is self-catering don’t forget and guests won’t always eat out and will want to be preparing themselves meals some evenings.
An annual service of the boiler (where applicable). We can arrange this for you.
